Manhattan windows are different

Few places have as many kinds of windows packed into a few blocks. A prewar co-op on the Upper West Side has tall double-hung windows, deep sills and high ceilings, often with radiators underneath. A new condo in Hudson Yards or the Financial District has floor-to-ceiling glass from wall to wall. A SoHo or Tribeca loft has oversized industrial windows set high on the wall. Each one needs drapery that is measured and built for it.

Why drapery matters here

Privacy. In Manhattan the building across the street can be 30 feet away. Sheers keep the daylight and hide the view in.

Light and heat. South- and west-facing glass gets strong afternoon sun that fades floors and furniture. Lined or blackout drapery keeps rooms cooler and protects what’s inside.

Sleep. Streetlights, signs and neighboring windows stay lit all night. Blackout lining and returns that wrap to the wall block the glow.

Noise. Heavy, interlined drapery softens street noise and echo in rooms with hard floors and lots of glass.

When motorized makes sense

Floor-to-ceiling glass, ceilings over ten feet, corner windows and wide walls of panels are hard to open by hand every day. A motorized track opens them with a remote, a switch, an app or a schedule, and lets the panels stack neatly away from the view.

Working in Manhattan buildings

Most buildings have rules for contractors. We provide a certificate of insurance, book the freight elevator, and work within building hours. In co-ops and condos we plan installs around the board’s alteration requirements.

Manhattan
questions

Can you install in a co-op or condo with strict rules?

Yes. We provide a COI, schedule the freight elevator, and follow the building’s work hours and alteration rules.

What works for floor-to-ceiling windows?

Ceiling-mounted or pocket tracks with ripple-fold or pinch-pleat drapery, usually motorized for wide spans.

Can drapery fit over radiators?

Yes. Panels can be made to hang clear of radiators, or we can suggest Roman shades inside the frame.
